Fully Managed Service

Legislation surrounding letting a property is constantly changing and it can be difficult to keep up to date.

Under our Fully Managed service we take care of all the legal stuff to ensure that all our landlords are fully compliant, all agreements and notices are up to date and served at the right time, and that all checks and warranties are carried out and appropriate documentation issued. Under our Fully Managed service we will:

  • Advise on suitability to let, and refurbishment where required
  • Provide guidance on compliance with statutory provisions and lettings consents
  • Market the property on appropriate media, including property portals
  • Conduct accompanied viewings at the property, as appropriate
  • Erect a signboard outside the property in accordance with the Town and Country Planning Act 1990
  • Advise on non-resident tax status and HMRC guidelines, where relevant
  • Source a suitable tenant
  • Carry out referencing and right to rent checks
  • Draw up and complete a suitable tenancy agreement
  • Create an inventory and condition report
  • Provide tenants with How to Rent guide and Gas Safety Certificate and other documents, as appropriate
  • Register any bond deposit and provide the tenant with the prescribed information
  • Collect and remit monthly rent
  • Conduct quarterly inspections
  • Deduct commissions and other authorised works
  • Pursue rent arrears and advise on action
  • Advise utilities providers of change in occupancy
  • Arrange authorised repairs and instruct contractors
  • Hold keys throughout the tenancy
  • Report rental income annually to HMRC
  • Make HMRC deductions and provide NRL8 to tenant, where appropriate
  • Agree a check out date with the tenant
  • Create a check out report
  • Negotiate the return of the bond, along with any retentions, as appropriate
  • Negotiate disputed bonds with the TDS, landlord and tenant
  • Instruct contractors re quotes and works following tenant vacation

This service costs 12% + VAT (14.4% inc VAT) of the rent due plus an initial setup fee of £199 + VAT (£238.80 inc VAT) and £115 inc VAT to carry out necessary checks on prospective tenants, with the only other outlay being an annual fee of £10 to cover the deposit protection (£25 for the first year.)

Tenancy Only Service

This service enables our experienced landlords to manage the tenancy themselves, whilst we at Boococks will source a suitable tenant.

Under our Tenancy Only Service we will:

Energy Performance Certificates (EPC)

If you’re thinking of letting your home, you’ll need to provide prospective tenants with an EPC for your property. Our licensed Domestic Energy Assessor, Jason Carroll can assess your property and issue an EPC, providing details on the energy performance of your property and what you can do to improve it. if your property's EPC rating is below E, you will need to carry out improvements to increase the rating before the property can be placed on the market.

In the case of listed buildings or buildings in conservation areas, where the EPC rating falls below E and work to improve the rating would change the decor or fabric of the building, the EPC can be added to the exemptions register. 

Boococks EPC assessment fee is £80 inc VAT.
