Landlord and Tenant Fees and Charges


Find Tenant Fee:

  • £199 plus VAT (£238.80) if managed
  • £396 plus VAT (£474.00) if tenancy only

To Include: Marketing the property including publications, web sites, board, brochures plus window card, accompanied viewings, collect 1st months rent, provide inventory (management only) and advise on pricing strategy, advise and collect holding deposit, draw up the tenancy agreement.

Deposit registration fee (Fully managed only):

  • £25 the 1st year
  • £10 year 2 onwards

Management fee:

  • 10% plus VAT (12%) or the rent with a minimum of £45 plus VAT (£54)

To include: collect rent and pursue outstanding arrears, advise all relevant utility companies, arrange routine & emergency repairs, hold spare keys, inspections

Preparation of the rent for the Landlords accountant:

  • £50 plus VAT (£60)

Withdrawal fee:

  • £100 plus VAT (£120)


  • £66 including VAT
Boococks are members of the Tenancy Deposit Scheme and belong to the Property Ombudsman Scheme


Per property - We charge an admin fee of £62.50 plus VAT (£75.00) per property.

Per applicant - We charge an application fee of £35.00 per person.

Total cost for referencing is:

  • 1 person - £110.00
  • 2 people = £145.00
  • 3 people = £180.00

Once the reference(s) has/have been completed and a tenancy commencement date has been agreed with all parties, a Holding Deposit (applicable only on Fully Managed properties) will then be payable by you equivalent to one month’s rent. The Management Team will be in touch with you regarding this matter.

Bond protection scheme: TDS (Tenant Deposit Scheme)
